We offer “accounting only” services if that is all your association needs.

Accounting and Financial Reporting

We will pay your invoices and reconcile your bank accounts on a monthly basis. We provide in depth reporting each month on all aspects of your finances.

ACH/Direct Debit

We can set up direct debit of assessments for any owner who requests it. If dues change, the debit amount automatically adjusts.

Assessment Collections
Homeowners can make their payments either by mail, online, or even in person at our offices.
Budget Preparation

Accounting and your community manager work with your Board to prepare an annual budget. We help you calculate the proper amount of assessments to perform the maintenance and projects you need to get done.

Collection Service

Our collections department works with the homeowners to obtain past due payments and uses your collection policy, governing documents, and current state law to ensure timely payments are made.

Payment Statement Preparation & Mailing

We follow Arizona State Statute for statement mailings and your governing documents for proper notice of annual assessment changes.

Community Management

We can help your Board of Directors with many types of services.

Coordination of Board Meetings

Your community manager will help set up your Board meetings. They can be present to help run your meeting and even take minutes if your governing documents allow it.

Deed Restriction Enforcement

Your community manager will ensure any deed restrictions are enforced throughout your community.

Delinquency Reports

Your Board of Directors will always know who is deliquent with monthly reporting on past due homeowners. We will also keep you up to date with the latest collection steps we are in process with them.

Monitor HOA Insurance Requirements

We will ensure your community is always up to date with current insurance.

Process Architectural Requests

We will not only process requests and approvals/denials, but we will ensure timely follow up to stay within your governing documents guidelines.

Site Inspections of the Community

We can do inspections of the property to ensure governing document restrictions are being followed. As well as look for maintenance items that might be otherwise overlooked.

Work Orders & Service Requests

We will work with licensed, bonded and insured vendors to perform maintenance and other projects at your community. We will handle finding bids to present to the Board for all projects, large and small.

We offer websites where homeowners can access important information such as governing documents, their account balance, association news, calendar of events, and so much more.

All Board members are welcome to attend as much training as they like. Held in person in our Mesa office, we also offer live online links for everyone to join who can’t make it in.

Ownership Transfers

We will handle all aspects of disclosure and ownership transfers for your community.
